GENERAL TERMS AND CONDITIONS – Villa Belle Cuvée

  1. Introduction
    1.1 These General Terms and Conditions apply to all reservations, bookings and stays at Villa Belle Cuvée, regardless of the booking channel or platform through which the reservation is made.
    1.2 The General Terms and Conditions, together with the reservation details, the payment confirmation and the written or electronic confirmation from the landlord, form an integral part of the contractual relationship between the tenant and the landlord.
    1.3 No separate, signed rental agreement is drawn up; the agreement is created by placing a reservation and its subsequent confirmation by the landlord.
    1.4 By making a reservation, the renter declares that he/she has read and accepted these General Terms and Conditions. Any additional terms and conditions of external platforms shall only apply to the extent that they are legally required and do not conflict with these terms and conditions.
  2. Establishment of the reservation and rental agreement
    2.1 A reservation is established when the renter submits a reservation through any booking channel.
    2.2 The rental agreement becomes final once the deposit has been received and the landlord has confirmed the reservation by email.
    2.3 By booking and paying, the tenant accepts the landlord's offer and these General Terms and Conditions.
    2.4 The main tenant is the person who makes the reservation and is the contracting party.
  3. Cancellation policy
    3.1 In case of cancellation by the tenant, cancellation costs will apply, calculated on the rental amount.
    3.2 Cancellation up to 30 days prior to arrival will incur a 50 percent cancellation fee of the deposit.
    3.Cancellations within 30 days of arrival will incur a 100% cancellation fee. There will be no refund of the rental fee.
    3.4 Pre-booked extras and any deposit will be fully refunded in the event of cancellation.
    3.5 Refunds of a positive balance will take place within 14 days after confirmation of the cancellation.
    3.6 Cancellations must be submitted by email. The date of receipt will be considered the cancellation date.
  4. Payment
    4.1 All payments are made by bank transfer, unless otherwise agreed.
    4.2 Upon reservation, a deposit of 50 percent of the rental amount is due. This deposit must be paid within the timeframe specified in the confirmation.
    4.3 The remaining rental amount, including the deposit, must be paid in full no later than 30 days before arrival.
    4.4 For reservations made within 30 days of arrival, the full rental amount must be paid immediately.
    4.5 If the deposit is not paid within the specified period, the reservation will automatically expire and no agreement will be concluded.
    4.6 If the remaining payment, including the deposit, is not paid on time, the landlord has the right to terminate the agreement. In that case, the reservation will be canceled, and the deposit already paid will remain due as a cancellation fee.
  5. Rental price
    5.1 The rental price consists of the rental price for the agreed period and final cleaning.
    5.2 Current prices are listed on the Villa Belle Cuvée website.
  6. Borg
    6.1 The deposit is 500 euros and will be retained on the day of arrival.
    6.2 Variable costs can be offset against the deposit, including additional cleaning costs in the event of an abnormal or dirty condition, damage to the house or inventory, and missing items.
    6.3 After settlement, the tenant will receive an itemized statement. Any remaining deposit will be refunded within 14 days of departure.
  7. Use of the house
    7.1 The house can accommodate a maximum of 10 people and two infants in their own crib. Exceeding this number without permission may result in termination of your stay without refund.
    7.2 Waste separation is mandatory according to French municipal regulations. Costs resulting from improperly separated waste may be deducted from the deposit.
    7.3 Smoking is not permitted in the house. Violation may result in additional cleaning fees.
    7.4 Pets are not allowed.
    7.5 The tenant must avoid causing any nuisance. The quiet period runs from 10:00 PM to 7:00 AM.00:00. Severe disturbances may result in immediate termination of your stay without refund.
  8. Tenant's Responsibilities
    8.1 The tenant shall use the house and its inventory with care and in accordance with its intended use.
    8.2 Equipment and kitchen must be left clean.
    8.3 Damage must be reported immediately to the lessor.
    8.4 The tenant shall grant access to the house for necessary repairs, inspections or maintenance.
  9. Swimming pool
    9.1 Use of the swimming pool is entirely at your own risk.
    9.2 Children under the age of 16 may only use the pool under the supervision of an adult.
    9.4 Instructions in the house must be followed at all times.
  10. Arrival and departure
    10.1 Arrival is possible from 4:00 PM. Any defects or complaints must be reported within 24 hours of arrival.
    10.2 Departure must be no later than 10.00 hours. Exceeding this time limit may result in additional charges.
    10.3 If the house is left in an abnormal or dirty condition upon departure, additional cleaning costs may be charged and deducted from the deposit.
  11. Cleaning
    11.1 The house is delivered clean.
    11.2 Complaints about cleanliness must be reported immediately upon arrival. Late reports do not entitle you to compensation.
  12. Liability
    12.1 The tenant is liable for damage caused by himself, fellow tenants or visitors.
    12.2 The landlord is not liable for injury, loss, damage or theft during the stay.
    12.3 Use of all facilities, including the swimming pool and outdoor area, is entirely at your own risk.
  13. Personal data and privacy
    13.1. Personal data of guests are collected exclusively for administration, billing, tourist registration and legal obligations.
    13.2 Copies of identification documents will not be requested unless required by law.
    Complaints
  14. 14.1 Complaints and defects must be reported immediately to the landlord.
    14.2 If the matter is not resolved satisfactorily, the tenant must report this to the landlord without delay.
    14.3 Written complaints after departure must be submitted within 14 days of departure.
  15. Applicable law and competent court
    15.1 This agreement is governed by Dutch law. Mandatory provisions of French tourist rental law remain applicable to the extent legally required.
    15.2 Disputes that cannot be resolved by mutual agreement will be submitted exclusively to the competent court in the Netherlands.
